MENA’s biggest warehouse developments under way in 2026

Saudi Arabia leads MENA’s active warehouse pipeline, with Riyadh, SPARK, Qatar, Morocco, Egypt and Dubai adding major Grade A capacityMENA’s warehouse pipeline remains concentrated in a handful of major logistics corridors in 2026, led by Saudi Arabia and supported by active projects in Qatar, Morocco, Egypt and the UAE. Together, these developments are adding substantial Grade A capacity for distribution, e-commerce, cold chain and industrial occupiers.

Rikaz and Arcapita’s The Node is the largest confirmed active logistics park on the list, with a gross floor area of 2,958,344 sqm in Riyadh. Rikaz lists the project status as “infrastructure works in progress”, while Arcapita says the 3 million sqm development will include Grade A warehousing for regional and international tenants. The first phase covers about 400,000 sqm, with access to King Khalid International Airport and Riyadh’s main ring roads.

SAL Logistics Zone at Falcon City covers more than 1.5 million sqm north of Riyadh. SAL’s Tadawul disclosure states that the company leased 1,561,965 sqm from Sela for 30 years, extendable by 15 years, to construct, develop and operate a logistics zone. SAL’s 2025 reporting says the final land agreement was completed in October 2025, with design, enabling works and tenant engagement progressing.
